Rental Package (Stage 3)

The Stage 3 Rental Package is our exclusive and proprietary suite of Lease Contract Addendums. These forms come in Microsoft Word format and are unlocked for you to edit and make your own. Our logos have been removed giving you the opportunity to add your own, and highlighted sections are added to ensure you don't miss an opportunity to insert your personal or business information.

1. Bed Bug Addendum: This 3-page addendum is what we use for protection, prevention, and procedures regarding bed bugs.
2. Lead Based Paint Disclosure: This is our 2-page disclosure regarding the presence and records of lead-based paint and the tenant's acknowledgement of such items.
3. Lease Contract Buy-Out Addendum: This 2-page addendum is what we use for terms and conditions of a lease buy-out if applicable, as well as the compliance required.
4. Liability and Renters Insurance Addendum: This 2-page addendum is what we use for terms and conditions as well as mandates for insurance required by the tenant(s). Also, there is language for subrogation, damage waiver, and coverage.
5. Mold Information & Prevention Addendum: This 3-page addendum is what we use for terms and conditions as well as mandates for mold information as well as mold prevention required by the tenant(s).
6. No-Smoking Addendum: This 3-page addendum is what we use for terms and conditions as well as mandates for No-Smoking policy information as well as responsibilities of the tenant(s).
7. Pet / Animal Addendum: This 3-page addendum is what we use for terms and conditions as well as mandates for pets/animals and the policy information regarding such. We also include a schedule of fees associated with pets/animals, as well as responsibilities of the tenant(s).
8. Photo, Video, & Statement Release Addendum: This 2-page addendum is what we use for terms and conditions as well as our rights to take photo, video, and statements for public use in advertising and marketing.
9. Temporary Structure Addendum: This 3-page addendum is what we use for terms and conditions as well as our rules and regulations in regard to tenant's request for the addition of a temporary structure. This includes a schedule of fees in conjunction with the provisions, description and acknowledgement.
10. Utility & Services Addendum: This 4-page addendum is what we use for elaborately detail the utilizes, services, and who is financially responsible for the services being provided. This also includes acknowledgement, billing cycles, charge periods, provisions, and language regarding tampering.
